Who it’s for
- First-time buyers with a smaller down payment
- Buyers with lower credit scores or a limited credit history
- Buyers who want to use gift money from family toward the down payment
- Buyers who are rebuilding their credit
What lenders typically look at
Credit
Many lenders look for a 580 or higher score for the lowest down payment. Lower scores may be possible with more down. Requirements vary by lender.
Down payment
As low as 3.5% of the purchase price. Gift funds from family are generally allowed.
Mortgage insurance
FHA loans carry an upfront premium and a monthly premium.
The home
FHA appraisals check that the home is safe, sound, and secure. It must be your primary residence.
Income and debts
FHA guidelines can be more flexible on debt-to-income ratios than some other loans.
Typical ranges are shown for general information only. Requirements, rates, and availability vary by lender, program, property, and borrower, and are subject to change. This is not a commitment to lend.

Common questions
Is FHA only for first-time buyers?
No. Repeat buyers can use FHA too. It’s popular with first-time buyers because of the lower down payment, but you don’t have to be one.
Does FHA mortgage insurance ever go away?
It depends on your down payment. With less than 10% down, the monthly premium generally lasts for the life of the loan, and many borrowers refinance later. With 10% or more down, it generally ends after 11 years.
Can the seller help with my closing costs?
Often, yes. FHA allows sellers to contribute toward closing costs, up to a set percentage of the sales price. I’ll explain how to ask for that in your offer.
Told no somewhere else? Call me.
I can’t promise a yes, but I’ll look at every option. Call or text, or meet in person.
