DSCR Investment Property Loans in Kansas City

Investment property financing that qualifies the property’s rental income instead of your personal income.

Who it’s for

  • Real estate investors buying or refinancing rental properties
  • Investors who don’t want tax returns or pay stubs to slow down a purchase
  • Self-employed borrowers with income that is hard to document
  • Investors who want to buy in an LLC (many programs allow it)

What lenders typically look at

The ratio

DSCR compares a property’s monthly rent to its monthly payment: principal, interest, taxes, insurance, and HOA. Many programs look for 1.0 or better, and some consider lower with a larger down payment.

Down payment

Typically 20% to 25% for purchases, depending on the program and your credit.

Credit

Credit still matters. Higher scores generally earn better terms.

Reserves

Lenders usually want to see cash reserves after closing.

Property

For rental and investment properties only, not a home you’ll live in.

Typical ranges are shown for general information only. Requirements, rates, and availability vary by lender, program, property, and borrower, and are subject to change. This is not a commitment to lend.

Common questions

Do I need to show my income?

Most DSCR programs don’t ask for tax returns or pay stubs. They look mainly at the property’s rental income, your credit, and your reserves.

Can I buy in an LLC?

Many DSCR programs allow you to close in the name of an LLC. Rules vary by program and lender, so let’s talk through your structure.

Are DSCR rates higher than conventional?

Usually, yes. DSCR loans are non-QM loans, so rates and costs are typically higher than conventional loans in exchange for the flexibility. I’ll show you the real numbers so you can see if the deal still works.

Told no somewhere else? Call me.

I can’t promise a yes, but I’ll look at every option. Call or text, or meet in person.
