What lenders typically look at
Eligibility
You’ll need a Certificate of Eligibility (COE) showing your service. I can help you get it.
Down payment
Many eligible borrowers can buy with no down payment, subject to lender and loan limits.
No monthly mortgage insurance
VA loans don’t charge monthly mortgage insurance. A one-time funding fee usually applies, and some borrowers are exempt.
The home
VA appraisals check the home against minimum property requirements. It must be your primary residence.
Credit and income
The VA doesn’t set a minimum credit score, but lenders do. Income and debts are reviewed like any other loan.
Typical ranges are shown for general information only. Requirements, rates, and availability vary by lender, program, property, and borrower, and are subject to change. This is not a commitment to lend.

Common questions
Can I use my VA benefit more than once?
Yes. You can often use the benefit again, including after you’ve sold a home. How much entitlement you have left affects the terms, so ask me and we’ll check.
Can I refinance a VA loan?
Yes. VA homeowners can often use a streamline refinance (an IRRRL) to lower their rate, or a cash-out refinance to tap their equity. Eligibility rules apply.
What’s the VA funding fee?
It’s a one-time fee, usually financed into the loan, that helps fund the VA loan program. The amount depends on your service and down payment, and some veterans, such as those with service-connected disabilities, are exempt.
