Told No on a Mortgage? Let’s Take Another Look

A denial from one lender is not always the end of the road. Lender guidelines differ, and the right fit can change the answer.

Common reasons for a “no”

Credit

Minimum scores and the way past issues are treated differ by lender and program.

Self-employed or irregular income

Some programs use tax returns, others use bank statements or other documentation.

Debt compared to income

Different programs allow different debt-to-income ratios. Sometimes a small change makes a difference.

Down payment or funds

Gift funds and assistance programs may help eligible buyers.

The property

A home that does not meet one program’s rules may fit another.

Approval is not guaranteed. It depends on lender guidelines, qualifications, documentation, and the property. Requirements, rates, fees, and availability vary by lender, program, property, and borrower, and are subject to change. This page is general information, not a commitment to lend or a rate quote.

What I do

I look at your whole file, tell you honestly where you stand, and show you the options across 250+ lenders. Getting deals done for people who were told no elsewhere is what I enjoy most.

If there is a path today, I will walk you through it. If there is not yet, I will tell you what to work on so you are ready.

Told no somewhere else? Call me.

I can’t promise a yes, but I’ll look at every option. Call or text, or meet in person.
