Mortgage Pre-Approval in Kansas City
A pre-approval tells you what you can buy and tells sellers you are serious. Most can be done by phone in a day or two.
Pre-approval vs pre-qualification
A pre-qualification is a quick estimate from what you tell me. A pre-approval means I have looked at your actual documents and run your file through underwriting guidelines. Sellers and agents take a pre-approval seriously. A pre-qualification often gets ignored.
What I need from you
- Photo ID and your Social Security number so I can pull credit
- Pay stubs from the last 30 days and W-2s from the last two years
- Two years of tax returns if you are self-employed or have commission income
- Two months of bank statements for every account you will use
- Details on any debts, child support or alimony
- Gift letters if a family member is helping with funds
Self-employed buyers can also look at bank statement loans.
How it works with me
You call or text. I look at your goals and tell you which programs fit before I pull credit. If you are close but not there yet, I give you a plan and a timeline instead of a denial. I shop my lenders, so you are not stuck with one lender’s guidelines.
A pre-approval letter is based on what you tell me and the documents I verify. Final approval depends on the property and a full underwriting review.
Common questions
Does pre-approval hurt my credit?
It uses a credit inquiry. Shopping for the same type of loan within a short window is usually treated as one inquiry by scoring models.
How long is a pre-approval good for?
Usually 60 to 90 days. If your job, debts or credit change, call me before you make an offer.
Can I get pre-approved before I find an agent?
Yes, and it helps. Your agent will want to see the letter anyway.
Told no somewhere else? Call me.
I can’t promise a yes, but I’ll look at every option. Call or text, or meet in person.
